  • Occupation: Both are self-employed. Simone earns $75k and Joseph earns $115k

Background

Simone and Joseph have purchased a block of land and wish to build their first investment property. They have demolished the previous dwelling and have a ‘clean slate’ upon which to begin.

They have engaged a well-known, reputable builder. Together with their fixed price building contract also hold council approval.

Simone and Joseph have an ABN registered for 24 months and GST registered for 12 months. They are able to provide:

  • Declaration of financial position;
  • 6 months business bank statements; and
  • 6 months BAS.

Unfortunately, traditional banks declined their loan application as they would not fund loans where the primary purpose is for construction of an investment property, and because Simone and Joseph were only able to provide ‘Alternative’ Income documentation.

Solution

Simone and Joseph qualify for the Pepper Prime Alt Doc PLUS Construction product which allows for construction with up to 80% LVR. This loan product allows for:

  • Consideration of Self-Employed Alt Doc applicants
  • Construction of up to two residential investment properties (on one title)
